Many experienced flippers follow the 70% rule as a starting guideline: paying no more than 70% of a property’s after-repair value, minus renovation costs.

Accurately estimating renovation costs is critical, and it’s wise to build in a contingency budget of at least 10-15% for unexpected issues, which are common in older properties. Working with a reliable, licensed contractor and having a realistic timeline helps avoid the carrying costs — loan interest, taxes, insurance — that can quietly erode profits the longer a project drags on.

Understanding your local buyer market is just as important as the renovation itself. Flipping a property with finishes that don’t match what buyers in that specific neighborhood expect can lead to a longer time on market and a lower final sale price than projected.
